BREEAM In-Use certification achieved for industrial asset in Ozzano dell’Emilia
Leucosia is pleased to announce that one of the assets it asset manages on behalf of an institutional investor has achieved BREEAM In-Use certification, marking a further step in the asset’s sustainability journey.
The property, located in Ozzano dell’Emilia (Bologna), is an industrial complex of approximately 27,000 sqm, developed across multiple phases from the 1960s through the early 2000s. The asset comprises production, office and service areas integrated within a single operational campus.
Achieving BREEAM certification for an in-use asset of this nature - characterised by a multi-building configuration, phased development and full operational use - required a structured approach to data collection, performance monitoring and targeted technical interventions. The certification reflects a clear alignment with evolving ESG standards while preserving the functionality of a mission-critical industrial site.
The asset is fully let on a long-term basis to IMA Group, a global leader in the design and manufacture of automatic machines for the processing and packaging of pharmaceuticals, cosmetics and food. The outcome has also been supported by a continuous and constructive dialogue with the tenant, whose ongoing investment in maintenance and operational quality has contributed to the long-term positioning of the property.
The investment forms part of a broader net lease programme with an institutional investor, focused on long-term partnerships with corporate occupiers and the progressive enhancement of underlying real estate assets.

This represents the second BREEAM certification achieved across the portfolio since the end of last year, reflecting Leucosia’s strategy to systematically integrate ESG considerations into asset management, enhance environmental performance and future-proof assets over time.
