Leucosia is leading the turnaround of Castel Romano Shopping Village. The programme focuses on restoring income visibility, re-gearing leases, and elevating the tenant mix to reposition the scheme as a mid-market, convenience-led destination.
Since mid-2024, over ten new leases have been signed, strengthening national and international anchors. Break exposure has been significantly reduced and WALB more than doubled, materially improving contractual security.
Parallel to the leasing drive, Leucosia cleaned up the tenant base - removing non-performers, enforcing contractual discipline, and securing repayment plans - resulting in a sharp reduction of arrears.
Operational management was overhauled: service and maintenance contracts renegotiated, service-charge allocation redesigned, cost controls tightened, and the onsite structure streamlined ahead of a new facility management setup.
Value-add initiatives advanced in tandem, including feasibility for food-court shading and video-mapping, a pay-parking scheme, and studies for entertainment uses and first-floor expansion.
Leucosia also addressed the complex corporate framework, progressing restructuring measures, simplifying governance, and aligning the structure for long-term stability and future exit readiness.
Overall, Castel Romano is being reshaped into a more resilient, income-secure retail park with stronger tenants, improved operations, and clear potential for sustained value creation.
