Off-market sourcing, management and lease up of a Grade A office complex in Milan

Our team sourced the acquisition of Segreen, a Grade A business park in Segrate, 10 minutes from Milan Linate Airport and 30 minutes from Milan city centre, for an institutional investor. The property was part of a portfolio of eight Class A/B office buildings acquired from a closed-end real estate fund in a complex multijurisdictional transaction.

The business plan was implemented through the permitting and construction of 225-parking spaces pivotal to the lease-up of the vacant space. The team leased 4,300 sqm of office space, raising occupancy to nearly 90% and increasing gross rent by 45%. The target occupiers were those seeking modern, efficient space in decentralised Milan submarkets.

Our team’s market knowledge, and established relationships enabled us to source the deal off-market, manage the complexity of the transaction structure, and execute the lease-up business plan, including the permitting and construction of additional parking spaces.

Our team oversaw the sale process by organizing the data room, communicating with potential buyers, leading negotiations, and ensuring a smooth transaction completed with the sale of the property to an institutional investor.
